Big houses on long plots
Blackwell is part of the Park West ward. In the 2021 Census the ward's homes were about 39% semi-detached and 23% detached, with a share of flats too, and about 42% of households had two or more cars. On Blackwell itself and the roads off it the houses are larger and further from the road than almost anywhere else in Darlington.

On a big drive the volume of rainwater is large, so we plan where it goes from the start.
Listed buildings and the conservation area
Historic England lists several buildings around Blackwell, including Blackwell Bridge and Blackwell Grange, and the West End conservation area reaches towards the north of the area. If your house is listed or in the conservation area, changes to walls, gate piers and the frontage may need consent, so we check with the council before work is booked. The normal front-garden rule applies everywhere: permeable, or draining to a border, means no planning permission for the surface itself.
